Although my biggest concern regarding Dumaguete is also the hugh number of tricycles (with their unpredicted movements , smoke-making 'silencers', missing backlights or even frontlights etc..etc..), I am not at all agreeing with you Tubigboy.
Good for you that you left for Subic. Good for many of us to keep staying here.
I see many road improvements. Yes...it takes time and their could be made more roads as well.
But I hope it stays provincial here without Metro-pretentions.
There are many new restaurants opened here the last few months and they all are quite good. You have been away too long TB
So Subig seems to have no problems with power intermittencies ??
"Food markets and grocery stores are fair to poor" you say. There are always better places to go for that but I can't complain at all.
Education ? I also can't complain to find fair schooling choises in this small city which is blessed with so many universities and colleges.

Carl....don't sell that house and form your own opinion.
There is time enough to do so when your judgement about Dumaguete is going the same way as Tubigboy in Subic.
With a growing population it even mon't be difficult to sell
