I would not buy any land in the Philippines right now! Just look at Boracay. The Supreme Court of the Philippines has basically held up the law that Marcos made. The jist of it is that no one but the government can own land on an island or coves. Hmmmm, negros is an island! Get my drift. You are better off renting here and buying in the States. Buy in the States, rent it out and hopefully with the extra money from the rent, you can use this for renting a place in Dumaguete. So, the renter or tenant that you have in the states covers your note and if you are charging more than the note, you use this for rent in Dumaguete.
