House for sale by Malatapay

Hello there, just tasting the waters to see if anyone would be interested in buying a three bedrooms, one bathroom, kitchen with living area house approx 25 Km. from Dumaguete.
First the bad news: no running tap water (although a manual pump has been fitted in the backgarden, hence there is the possibility to install a tank), no phone line and in need of refurbishment, unfurnished. It sits by a small clean river, but the water is not stagnant hence no bad odour, the side of the river bed has been built up with boulders and cement to avoid erosion. No title at present but it would not be much of a problem for me to obtain it as it is properly recorded.
Now the good news: GREAT LOCATION as it sits just off the National Highway opposite Malatapay, hence at walking distance from the Malatapay Beach Resort and just a pump boat ride to Apo Island.
All windows are glazed and have metal grills fitted. Electricity is fine.
As mentioned, it needs a bit of time and investment but once done that it would be a little jewel, either to live in it or to let.

Hello Guys, and thanks for the interest shown.
Ok, I must apologies, but right now I'm not able to give you the right mesaures of the lot and the house built on it but I attach a few pics so that You can get a good idea of its dimensions. The house in itself needs refurbishing but the whole structure is solid and well built. There is great potential for an extension, both at the back or front of the house. I also include picture of the spectacular surrondings, including one of Apo Island which can be seen just as you cross the main road. At present I'm not sure if there are any plans regarding running tap water in the bario, although the bario next to it has got it already, nevertheless there is a manual pump at the back as previously described.
I have in my possession the deeds of sale and all relevant documents but not the title, but that should not be a big deal to obtain and as I do not normally spend a long time in the Phils, I never bother to apply for one, that is why I'm selling without one.
SORRY but no pics as for some reasons I'm not allowed to post attachments.....any idea why or what am I doing wrong?

It is no problem to post attachments when you use the upload function of the board. If you have them on another server the links to it go into a moderation queu and you have to wait untill we approve it.

Hello all, here are some pics of the house, moments away from Malatapay.
The quality of the pics is not great but give you an idea of the size of the property. I'll be visiting Dumaguete next January and provide my contact number by PM to all interested.
The house needs refurbishing, such as painting, gutters refitting, flooring, new bathroom & kitchen (the toilet is already plumbed to a sceptic tank), plumbing, telephone connection.
Its great asset is the location, just off the National Highway, and a stone throw from Malatapay beach Resort and the small pier from where you could hire a pump boat ride to Apo Island. Considering that most of the works required are not structural but decorative it should not cost over the top to turn it into a lovely home. There is a water pump at the back, so there is scope to install a water tank and potentially to extend the property. A torrent runs on its side, its banks are supported by boulders and concrete to avoid erosion.
No title to it although deeds of ownership are at hand, and the price reflects that. I could eventually provide a title, I just never bothered as I'm in the country for only short spells of time and the process is time consuming, I could nevertheless deal with if necessary.
Letting potential is also great given its location.
