Information about Batinguel Dumaguete

Hello all, I am in need of general information about a subdivision called Ben lu located at Barrio Batinguel in dumaguete. My husband and I have found a house located there. Any information you can give us on this area would be nice. Such as crime, break in's, property values, water problems during the rainy season, internet access, City water problems, electrical problem such as how often brown out's happen. Maybe some one might know about the future development of this subdivision like installing streets, street lighting. Distance to Dumaguete market??? etc. Is there taxi sevice available in this subdivision. Any thing some of you might have knowledge of conserning this area. We have no young children. Just Retired.

Mr. Ben Lu is the builder of my home just outside of Duma. He is a very nice man, and exceptionally good to work with.

Thanks for the reply. I remember you saying that Ben Lu was building your home for you. My be you could pick his brain for a few min. Sometime when you see him and he might share some of this info with you or maybe get a phone mumber for him I could call him for information on future developement of the subdivision.
But still need other information from any body who might be living in the area or just has something to share about living there. Looking forward to hearing from you all.

Its gonna be hard imposing people to find Mr. Ben Lu about what he has to plan about that subdivision. I know you are from Bais, i believe you have relatives in this city which is 4 towns away from Dumaguete city.Why don't you ask your relatives to go there and ask where Mr. Ben Lu to be located.
Ok, here in Dumaguete, this is what you expect mostly in subdivision. Once the subdivided lots are sold out, the subdivion owner does not care the development like paving the roads, drainage and facilities. Your present concern about this is not paved road and and as usual the bad drainage. I think i know what property you are eyeing with. I heard some plans from the residents there that they have to chip-in some amount of money to pave the road. The neighborhood is very quiet, descent and good people.

somehow I am confused too, why you just don't drive there and have a look around, talk to some neighbors or the barangay-captain. It's better to believe what you see with your own eyes than what is written online. Please do not get me wrong, but that sounds really a bit strange.

Really all I was asking is some background on the area details as I asked in my main thread. I am sure the people are very nice in the subdivision no question there. 2 blackbelts responded that Ben lu was building his house so I just asked if he could pick his brain on the future developement there or get his cell # for me, and I would be happy to call him to find out myself. My Wife and I are at this time in the USA so I can't really talk to anyone myself so I am asking for alittle in put on this forum. We have gathered alot of good info here about the Dumaguete. I have viewed many asking the same type questions on here. I did not ask anyone to track down Ben Lu. I just thought if 2blackbelts ever talked to him about this house Ben Lu is building for him he might find out one of the subjects or his cell # for me to call him myself. I will need a contractor any way for pricing an add on to a home he built there. Other than that my questions was anyones normal conserns. Did not mean to put no one on the spot here. My step son 19 in college classes 6 days a week in Dumaguete. He really does not know the area sence he is from Bais City although he has been there to the subdivision. I do not think it was to strange to ask for others input on the forum. If I did something wrong here, I am sorry.

I want to thank the people who responded to my questions about Ben Lu Subdivision. I talked to him about 1 hour ago and he answered my questions and helped me make my mind up on purchasing the house. And volunteered to help my son with any repairs needed untill My wife and I get there. So no need for anyone to respond to this thread now. Sorry if I put anyone on the spot. I really do like this forum and the guy's who monitor it.

I'm glad you spoke to Mr. Lu. He is without doubt one of the best guys I have ever worked with in Duma.

Unfortunately, I just got back on the board, and saw all the discussion. It appears you now have everything worked out.

If you want to see the man's quality. Have him show you our house just off the main highway by the Mal. market. It will amaze you the work he does.

I tried to buy a 2-storey house, honestly!
Benlu subd. is far away from the city. No taxicabs available; Remote area, no roads yet & only few houses around there; some owners are relocating. If you like lonesome place, far from the barangay road, then this is your place. You may check this area if you will like it.
