Totally depends on the house...roughly P5,000 to P10,000. It could be less if you are willing to accept a more native style of living and it could be more if the place is fancier or you negotiate poorly. (Best to have a Filipino friend negotiate for you.)

South Beach and Valencia are pretty much same, same. ;-)

Valencia is a great place, if you are in the upper part you just live in a cloud/rain magnet and hopefully you did not buy anything as the area might be a future industrial park(already assigned as that, just no investors). For renting and living at the moment it is great but no place I would spend mt life savings (if there would be any)

Valencia is the "flower capital" of the province. It is a nice small town up there which they say has nice chilly atmosphere. It is the "LIttle Baguio" of the province too. If you want peace and quiet, I think that's the place for you.
