    Yes, agricultural land is permitted to use as residential. There are restrictions if the agri land is planted and you are trying to convert for a subdivision, but this land is not and has not be in farm use. The whole property is 7200 sqm and we are planning on subdividing it into smaller lots dependent on a clients needs. That subdivision is not done yet because we want to maintain flexibility at this stage so we can give interested buyers exactly what they want. You would be able to purchase one lot now and then sub-divide that lot into smaller lots, however you would have to wait until the title for the first sub-divided lots come through before you start the process for a further subdivision.     So is 'Agricultural Land' in the Philippines permitted to have residential use? And can any of the Lots be further subdivided (and without losing too much frontage)?
