    I am looking to rent a house near by to Dumaguete and I am asking the local Ex-pats to keep your eyes and ears open for anything that is available, I would prefer an unfurnished as I have most of my own stuff, P15,000 is my budget but may push the boat out a bit further if there was something special out there, hoping to get something with a garden area of sorts, Valencia really appeals to me.
    Even Amlan , Tanjay Calmanjac or similar would be considered, but nothing to close to the centre of Dumaguete.

    Yesterday I had three lined up to view and was very positive on one of them. I had it all planned up to be there on Monday (I live in Cebu at the moment) even had a good Ex-pat from DI offer to drive me around to see these places, however all three of these places fell through and are no longer available, one was just advertised only the day before? and that was the one I was positive on.

    I am planning to visit one week from Monday for 5 days or so, that will be the 29th of this month, so if anyone hears of anything between now and then please let me know thank you.

    I find that to be the problem with "lining something up".. If its a good deal its gone before any "lining up" can take place and if its not a good deal then it sits for a while because most don't want it.

    Thus whenever I was looking for a place in the past I got a temporary residence for a month or so, and checked what came on the market every day until the right place came along. Know what you want and grab it quick.

    Yes Dave I do understand what you are saying, but it is difficult for me with my family and furniture here in Mactan, I guess if that needs to be done I would have to be there on my own for a spell to check things out?

    Thanks, I did check the FB selling group, plenty of stuff for sale including houses, but never did see any rentals properties.

    What a minefield this is, looking to move from one area to a completely different one which is some distance away? I'm trolling all sorts of different sites in the hope of finding something suitable and even tried FB, Like Dave said; when something worthwhile comes up it has gone in a jiffy and there are so many out of date adverts some as far back as 5 or 6 years ago, the pictures on many of them are of poor quality and often just a few that never show enough of the property.

    I'm still hoping that someone from DI can perhaps put me on to something that is available, of course I prefer to not have to go through an agent but maybe I will have no other option?

    When I first moved to Dumaguete I used this site to find a place:
    Negros Oriental Properties for Rent - Philippines
    (I still have a place in the same property that I found on that site.)
    This was actually how I first heard of Dumaguete. I was looking for a place the x-wife and I had never heard of and had reasonable rent prices.

    Note: I see Valencia prices have went through the roof. Complete joke some of those prices are. The intrinsic value of many of those properties is about 1/2 the listed price. The site still seems to have some sane property owners posting there.

    Much in the Philippines operates by word of mouth. Get a motorcycle and interpreter. Drive around areas where you would like to live. Ask at roadside sari-sari stores, locally-based taxi drivers, anyone who is hanging around and sober.

    Thanks gents for the sound advice, Wyre I have looked on that site sometimes referred to as Island properties, yes it is good, but I am beginning to think that Jims idea is probably best, as Dave H suggested here earlier as soon as a good listing comes up they go quickly and with me being in Mactan it is difficult to respond in a timely manner.
    As I said before I am going over there on the 29th of this month and will get a chance to look around, I have never had a chance to really gauge the prices in Valencia but if they are asking too much maybe I will consider Amlan or Tanjay? anywhere within 30/40mins drive to the city should suit me I think?

    A lot of the landlords in Negros Oriental seem to be smoking crack. Zamboanguita has some places asking 35-40k+/month. :roflmao::roflmao::roflmao: I want some of whatever those landlords are smoking....or better yet, whatever the people who actually pay that are smoking.

    I've seen a few places that are worth around 25k a month in Valencia but the vast majority of places aren't worth more than 6-15k. I personally wouldn't pay more than 15k a month to live anywhere in the Philippines. Anything above that and I can go live cheaper in the US.
